Project Brief

For the last 25 years, FSA has been working with Sheetz, Inc. to construct new locations throughout Maryland, West Virginia, and Pennsylvania. So far, FSA Inc. has overseen the completion of more than 20 sites. Each Sheetz site transforms itself from a parcel of land into a fully functional, safe, compliant, and profitable retail environment that meets the needs of on-the-go consumers.

Typically, Sheetz targets sites on two to three-acre parcels—up to 10-acres for diesel sites—in both undeveloped and redeveloped settings. FSA has overseen the acquisition of various permits for development, including: Highway Occupancy Permits (HOPs), Special Use Zoning, and NPDES. Due to the variability of each site, FSA always strives to create open communication between the client, the developer, and all local and state agencies throughout the development process.

To maximize commercial viability of the site, our site planning designers take multiple factors into account. These factors include easy vehicle access, high visibility, optimized traffic circulation, and compliance with state and local regulations. Our history of working with Sheetz has provided our team with ample understanding for how we can best fulfill our client’s goals and meet the needs of the communities they serve.
